Inspections & Final Closing
As we approach the final stages before closing, we can refer to this critical period as the "Finalization Phase." This term encapsulates the essential activities that ensure everything is in order before you officially take ownership of your new home.
During the Finalization Phase, we focus on:

Inspections: Coordinating with your outside inspector to ensure all aspects of the home meet our quality standards and any necessary adjustments are made based on their feedback.

Orientation Meeting: Conducting a thorough orientation where you will meet our Construction Team, review the home, and address any last-minute questions.

Final Walkthrough: Completing a final walkthrough to confirm that everything is ready for Closing Day.

How long does it take to build with Bespoke Homes?Our typical build time is approximately six months from the time we go under contract to the completion of the build.

Where are your homes located?We currently have two active communities in Rogers, both conveniently located off Bellview Road: Bellview Place and The Village at Pinnacle Hills. We have several additional communities in development along the I-49 corridor, stretching between Rogers and Lowell.

Can I choose my own lot, or do you have specific lots available?You can select your preferred lot; however, each lot is designed to accommodate specific home plans. We'll start by identifying the plan that best fits your needs, then match it with the available lots suited for that design.

Do I need to secure financing before we begin?Yes, if you need financing to purchase a home, we strongly recommend starting the financing process before beginning your home search. This ensures you know your full purchasing power and can make informed decisions when selecting a home plan. A preapproval letter will be required within five business days of contract execution.

Do you have any Preferred Lenders or Lender Partners?We do not have preferred lenders or formal lender partnerships. However, we can recommend a few reputable lenders who offer a variety of products tailored to different needs. Any financial incentives, such as contributions toward closing costs, are offered directly by the lender or mortgage company, not by Bespoke Homes. We encourage you to shop around and compare mortgage options to find the best fit for your situation.

Is there a deposit required and is it refundable? Are there any other payments required?Yes, a Construction Deposit is required within three business days of contract execution and is nonrefundable. Any upgrades exceeding the builder-provided incentives must be paid in full upon signing the 'Selections Form.' These payments will be added to the Construction Deposit, making them nonrefundable as well. All deposits will get credited back to you at closing and applied to the purchase price.

Do you build Customizable homes?At Bespoke Homes, we strive to tailor each home to fit your unique needs. We specialize in semi-custom homes, offering thoughtfully designed floor plans with a range of personalization options. Based on the stage of construction, you’ll have the opportunity to select finishes and upgrades to make your home truly your own.

Is there a Builder Warranty?Yes, there is a One-Year Builder Home Warranty. Any warranty requests must be submitted at BespokeNWA.com/warranty

Do I need a REALTOR?The short answer is no, you are not required to have a realtor if you are not currently working with one. However, if you choose to work with one, we strongly recommend using a licensed agent experienced in new construction, as their expertise can be invaluable. Regardless, we work closely with every client to ensure they feel fully supported and informed throughout the process. Our contracts are detailed and easy to understand, and our New Home Specialists are here to answer any questions that arise and advocate for your needs every step of the way."
